We love renovations. There is something deeply satisfying about seeing the potential in a tired apartment or an older house, then transforming it into a home with character and purpose. We have turned apartments into luxury spaces that sold almost immediately. Just as rewarding are the owners who see the finished work and fall in love with their property all over again.
Based in Palma and working across the island, ROBINSON can assess a property before purchase, define the scope, coordinate the right specialists and manage the work through to handover. We bring more than 25 years of local building experience to that process.
What we can help you renovate
We work on complete refurbishments and carefully planned partial renovations. That can include structural changes, new layouts, bathrooms and kitchens, roofs and waterproofing, windows, heating and cooling, lighting, terraces, pools and interiors. The right scope depends on the building and your priorities.
Some original features deserve to be retained. Others conceal technical problems that need solving before new finishes go in. We help distinguish between the two, so the budget is spent where it makes the greatest difference.
Kitchen and lighting design are part of the renovation from the start. We design kitchens around the way you live, working with high-end brands and a wide choice of cabinetry, worktops, finishes and materials. We also plan the lighting for each space, from practical task lighting to softer layers that give the home its atmosphere.
A clear route from first visit to finished home
1. Understand the existing property
We look at condition, access, planning constraints, structure and existing services. Where needed, an architect, technical architect or specialist engineer investigates further before the design and budget are fixed.
2. Define the design and budget
We bring architecture, technical installations and interiors together early. A clear scope, drawings and specification make quotations easier to compare and reduce expensive decisions during construction.
3. Coordinate the work
During construction, we coordinate trades, procurement, programme and quality on site. Changes are identified and costed as they arise, so you can make informed decisions, including when you are abroad.
How much does a renovation cost in Mallorca?
For a substantial refurbishment in 2026, we would use approximately €1,800–€3,500/m² as an early planning range. A lighter, selective renovation may cost less; complex structure, damp, access, premium finishes or extensive exterior works can push costs above it. This is a feasibility guide, not a quotation.
The full investment may also include professional fees, licences, taxes, furniture, external works and a contingency appropriate to the building. Our 2026 construction costs guide explains what to check when comparing figures.
Experience across Mallorca
Our work includes a townhouse in Palma and a South Coast apartment renovation. Each property asks different questions, but the same principles apply: investigate first, design for the whole house and keep decisions connected to the budget.

Frequently asked questions
Can you assess a property before I buy it?
Yes. An early visit can help identify visible condition, access and likely scope, then highlight where planning or technical checks are needed before you commit.
Do you manage renovations for owners who live abroad?
Yes. We coordinate decisions, specialist trades and progress on site, while keeping the owner informed about programme, costs and changes.
How long does a renovation take?
It depends on the scope, licence route, condition of the property and lead times for selected materials. We establish a realistic programme once those factors are understood, rather than promising a generic completion date.
Do I need an architect or a technical architect for a renovation?
It depends on the scope of work and the permissions needed. We review the proposed changes, identify which professionals should be involved and can provide and coordinate the architect and technical architect services as part of the project.
Do you design and provide kitchens?
Yes. We design kitchens as part of the wider home, working with high-end brands and a broad choice of cabinetry, worktops, finishes and materials. We coordinate the layout, services, lighting and installation so the kitchen works as well as it looks.
Do you provide lighting design?
Yes. We plan the lighting as part of the renovation, combining practical light for everyday use with ambient and feature lighting. We coordinate the fittings and controls with the electrical design and the way each room will be used.
What happens if you find something unexpected during the work?
Renovations can reveal hidden issues once walls, floors or ceilings are opened. We investigate the problem, present a proposed solution and explain any change to the price and programme. We ask for your approval of that variation before proceeding with the changed work.
