1. Define Your Objectives
Before beginning the search, clarify what you want to achieve:

2. Engage a Local Expert Early

4. Make an Offer & Reserve the Property
When you find “the one,” a formal reservation contract (Contrato de Reserva) is usually signed — typically accompanied by a small deposit (€5,000–€10,000) to take the property off the market.
This gives time for your lawyer to review documents and confirm all is in order before signing the private purchase contract.
5. Legal & Technical Due Diligence
Your lawyer (and our team, if you wish) will verify:
• Ownership and title deed
• Building licenses and legality of existing structures
• Outstanding debts or charges
• Compliance with planning regulations
For plots or renovation properties, Robinson provides a technical due diligence report outlining buildability, renovation feasibility, and estimated costs.
6. Sign the Private Purchase Contract (Arras)
Once due diligence is complete, both parties sign the Arras contract, and you typically pay a 10% deposit.
This agreement secures the sale and defines the conditions before completion.
7. Final Completion at the Notary
The final step takes place before a Spanish notary, where the Escritura (title deed) is signed and the remaining balance is paid.
At this point, you receive the keys — and the property is officially yours.
If you cannot attend in person, a power of attorney (POA) can authorize your lawyer or representative to sign on your behalf.
8. Pay Applicable Taxes & Register the Property
After signing, your lawyer will:
• Pay the relevant purchase taxes (ITP, VAT, and Stamp Duty).
• Register the title in your name at the Land Registry.

9. Set Up Utilities & Local Obligations
We assist with:
• Electricity, water, and internet setup
• Payment of annual property taxes (IBI and Basura)
• Opening a Spanish bank account if required
